PUBLIC HOUSING - Live like the locals

To have a better sensing of what is available in Singapore, you may wish to know that 85% of Singaporeans live in Housing and Development Board (HDB) apartments, which are government subsidised housing.

There are several variants, ranging from a 1-room to 5-room flats. Then, there are also 5-room maisonettes, executive apartments and maisonettes, as well as Built & Design flats. Unless you're a citizen or permanent resident, you'll not be entitled to purchase one of these units. However, the HDB does allow owners to lease their rooms or even the entire flat, under certain conditions. To know more on this, you should visit the HDB website at www.hdb.gov.sg

 

PRIVATE HOUSING

For private housing, there are several options. Singapore offers a wide variety of accomodation such as serviced apartments, condominiums, apartments, landed properties as well as cluster housing. A new category, known as SOHO (Small Office, Home Office), is also available.

 

Serviced Apartments

These are furnished apartments with hotel-style services provided as a package. Room rates are charged on a per apartment basis and lease terms start from weekly to long term leases. The main concentration is in the prime District 9, with those in the Orchard / Scotts Road area commanding the highest rentals. The Havelock/Chinatown/River Valley area has the next highest cluster of such apartments. Most of these serviced apartments offer 1 and 2 bedroom units. Larger developments offer studio, 3, and/or 4-bedroom units. Some come equipped with business centres.

 

Apartments and Condominiums

Strata-titled developments are often classified as apartments. Most of these would have basic facilities such as security or private parking spaces. Most of these have elevators for access but some, known as "Walk-up" apartments (normally up to 4 or 5 storeys high), will not have such a facility. Some high-rise apartments, with common shared facilities such as swimming pools, gymnasium, tennis courts, and 24-hour security, are classified as condominiums. Condominiums are available in different configurations and sizes, ranging from studio to 4 or even 5 bedrooms. Such apartments and condominiums can be found in almost all districts of Singapore.

 

Landed Properties

Landed properties comprise detached bungalows, semi-detached and terrace houses. Such properties can be found both inside as well as outside of the prime districts, scattered in various parts of the island.

A bungalow is a house which sits alone on its own compound and is usually 1 to 3 storeys high. Besides modern architectural designed houses, there are those of pre-war days, (such as the "Black & White" houses) which are a favorite with the expatriate community.

Semi-detached houses (up to 3-storey high) are duplexes built in pairs with a common dividing wall. Terrace houses adjoin each other in a row. These landed properties all come with their own gardens.

Cluster Housing

Cluster houses combine the features of landed and condominium housing. Like landed houses, all units have ground contact but have shared facilities similar to those found in condominiums. It uses the strata title arrangements to define the extent of the private and communal areas. Units in such developments are linked in clusters and arranged to offer different layouts.

 

Small Office Home Office (SOHO)

This is a another concept of living in Singapore, where an apartment is designed to be both a home as well as an office. These are limited in supply and are found mainly in the central areas.
